Too bad I can't give them ZERO stars. Even if you're buying something, make sure that they're not the property managers! All the bad things you've heard about them as rental landlords are true when they're your property manager too. They're lazy, overpriced, and borderline rude. I've had "arguments", if you want to call passive aggressive responses an argument, about why it takes them so long to cash my condo fee....7 business days this month...and I hear that they also take their sweet time paying our bills. I agree with other raters if I could give this company a negative number I would. Terrible customer service. As the managers of our HOA they failed for over a year to justify expenses or ensure contracted grounds maintenance crews completed required trimming or mowing. Meetings when held were extremely disorganized. Only one word to describe the company and their performance "worthless".

This is a very poorly run property management business. You would think they are something from the 18th Century. No one there seems to be able to read email. Response is extremely slow, if you ever get a response. The property managers are completely useless. Their system is outdated and ineffective. Poor communication. I can't imagine why a condominium community would want to deal with them. They are wasting their money.

We are renting and we're having a hard time when things need to be repair, We have to make more than a couple of calls before they do anything about any problems we may have with the propety. Definitely no good.

DO NOT hire these people as property managers unless you want to be taken advantage of. My condo association board is regularly denied the documents that they are allowed to see. When they are allowed to see them, they are insufficient. Budgets are approved with as little public knowledge as possible. Maintenance is practically non-existent. My apartment has been flooded 4 times in 20 months and UPA has done nothing to rectify the situation and ensure this does not happen again. They have broken several codes in VA and tried for a second time to make me getting any prorated rent or moving contingent upon me signing another lease. fool me once shame on me fool me twice I think not!!! I do not recommend anyone to lease with this company because even if you are a good paying tenant and dont cause any problems they will still treat you liek s%*#t! I will never lease... read more

The worst ever! I'm in a lease with them now and plan on moving as soon as it is up! I can't wait for April! i got a collection notice for my trash can being in the front of the house and got a bill 30 days later for it! poor...poor...poor management. the insides of alot of them are horrible. I had a neighbor that had bad windows and the light bill was so high, and to be renting we still have to call pest control on our dime for the million of waterbugs(big ass roaches) they have!

UPA is ridiculous. Our HOA manager quit months ago, and the company never told the community. Our new manager is a joke too, he's never in the office, and rarely returns phone calls. They are supposed to be maintaining a website for the community too, which has been down for a week now. We've had consistent issues with the landscaping companies that they've hired, and when complaints are vetted through UPA it falls on deaf ears. If there's a place in hell for corporations, this place would be down the street from ENRON.

THis management company deserves negative stars! I have only been in one of their properties for six months. In that six months the stove went out, the garbage disposal toast, the water heater done, tiles fell off the wall in the bathroom, a leak in the utility closet ruined some of my stuff. The grout in the bathtub is falling out of the wall, i had a severe cockroach infestation, the carpet started to come up where it connects to the kitchen.
