United Property Associates is a big joke! I can't believe they are allowed to run a property management business. I moved into a nice condo in August of 2014. Once I settled, I called UPA regarding my Welcome Home packet. It took them TWO months (in the middle of October) to finally mail the packet after I called ten times. You think they would want to collect their condo fees. Then, they slammed me with a late fee. ARE YOU KIDDING ME?! They mailed the packet in the middle of the month! I have read many reviews by people who rent from UPA. I am a homeowner where UPA has been hired to manager the HOA. They don't treat homeowners any better than they do those who rent. Multiple issues have been reported on numerous occasions, but they simply ignore the problem. After 3 or 4 emails, they finally send a response that they will check with the board of directors, then they never respond. This is, by far, the worst I've ever seen in property management. Do not, under any circumstances, rent property from UPA. They will do everything in their power to take you to court. When you move out, they are going to keep your security deposit and charge you what they would have to pay to restore your unit or house to it's original condition, which wasn't that great in the first place. Don't say I didn't warn you.

I'm currently living in a property managed by UPA and I would also give them 0 stars if I could. My dishwasher broke and it's been a nightmare ordeal trying to replace. First delivery attempt, no one shows up. 2nd delivery attempt no one shows up. 3rd attempt I get a damaged dishwasher so it's sent back. Attempt 4, they tried calling 30 min before when I was not home so they couldn't deliver again (which could have been avoided if they just asked me to make a copy of my keys, but UPA didn't take care of this until I told the... read more

I rented an apartment recently acquired by this organization in central Virginia. The property itself was a typical apartment building, not well managed but tolerable. The front office individuals whom we had frequent contact with were pleasant enough. Maintenance was slow and the general upkeep of the complex itself was decent. The flooring, cabinets, fixtures in the actual apartment were ridiculously cheap and the front office staff told us that one goal by the new management group (UPA) was to replace these as tenants... read more

Too bad I can't give them ZERO stars. Even if you're buying something, make sure that they're not the property managers! All the bad things you've heard about them as rental landlords are true when they're your property manager too. They're lazy, overpriced, and borderline rude. I've had "arguments", if you want to call passive aggressive responses an argument, about why it takes them so long to cash my condo fee....7 business days this month...and I hear that they also take their sweet time paying our bills. I agree with other raters if I could give this company a negative number I would. Terrible customer service. As the managers of our HOA they failed for over a year to justify expenses or ensure contracted grounds maintenance crews completed required trimming or mowing. Meetings when held were extremely disorganized. Only one word to describe the company and their performance "worthless".

This is a very poorly run property management business. You would think they are something from the 18th Century. No one there seems to be able to read email. Response is extremely slow, if you ever get a response. The property managers are completely useless. Their system is outdated and ineffective. Poor communication. I can't imagine why a condominium community would want to deal with them. They are wasting their money.

We are renting and we're having a hard time when things need to be repair, We have to make more than a couple of calls before they do anything about any problems we may have with the propety. Definitely no good.
